The Lagos State Government has declared 176 estates across Eti-Osa, Ajah, Ibeju-Lekki, Epe, and other parts of the state illegal for failing to secure mandatory layout approvals, issuing developers a 21-day deadline to regularise their documentation or face sanctions.

The announcement was contained in a statement released today by the Ministry of Physical Planning and Urban Development, which published the full list of affected estates.

Permanent Secretary, Office of Physical Planning, Engr. Oluwole Sotire, said the illegal estates violated planning laws and undermined the state’s T.H.E.M.E.S+ Agenda on sustainable urban development.

“These estates have compromised Lagos’ sustainable development goals by operating without approved layouts. We will not tolerate unauthorised developments that disrupt our physical planning framework,” Sotire stated.

Among the listed estates are Adron Homes (Elerangbe), Aina Gold Estate (Okun-Folu), Diamond Estate (Eputu), Prime Water View Garden (Ikate Elegushi), and Royal View Estate (Ikota).

Sotire directed the owners to submit all necessary documents within 21 days at the Ministry’s office in Alausa, Ikeja, to process their approvals. He also urged all developers and real estate practitioners to register with the Lagos State Real Estate Regulatory Authority (LASRERA) for proper oversight and regulation.

The move signals Lagos’ intensified clampdown on unauthorised estate developments in fast-growing corridors like Ibeju-Lekki and Epe, where rapid real estate expansion has raised concerns over unplanned growth.

The government reaffirmed its commitment to enforcing physical planning laws to ensure an “organised, functional, and resilient smart city.”
